Don St Germain is the first and only real estate agent in Victoria (way back since 2009) to disclose our real estate commission by providing a real-time calculator. We are often the same or LESS than "low commission" or "discount" realtors after they add on marketing fees, showing fees, lockbox fees, document fees and more. We’re open and transparent about our rates. Our commission is true – no gimmicks, hidden fees, marketing "add-ons" or extra charges.
We encourage you to think about what is important to you when choosing a Realtor to sell your property. If ability, experience, market knowledge, expertise, and a proven marketing plan that will create exposure are at the top of your list, we would love to work together.
Our commission structure is 6% on the first $100,000 of the purchase price and 3% on the balance. This amount is the TOTAL commission, there is NO extra commission costs. Both the St Germain Group and the Buyer's agent equally receive 3% on the first $100,000 and 1.5% on the balance. GST is payable on commissions and the current GST rate is 5%.
We utilize a professionally detailed CMA (comparative market analysis) pricing report for your property and offer many unique incentives; please be sure to include us in your real estate agent interview process.
We do not deter showings by offering a lower rate to the Buyer's agent than we receive; doing so may dramatically decrease showings and may end with a failed listing.
We are proud to be open about our rates - ensure you are aware of the commission structure of your real estate agent.
Home buyers in BC pay a provincial Property Transfer Tax (PTT) when they buy a home. In BC, the Buyer is responsible for paying property transfer tax for a property upon completion. If you are a Canadian citizen or permanent resident then you would calculate property transfer tax based on the general PTT calculation and rates.
For most residential properties, the general property transfer tax calculation is as follows (subject to change):
1% on the first $200,000
2% on the balance up to and including $2,000,000
3% on the balance greater than $2,000,000
if the property is residential, a further 2% on the portion of the fair market value greater than $3,000,000
The enclosed information while deemed to be correct, is not guaranteed.
There is no Standard Commission.
